Foundations are a core and essential element in the building architecture; they support and ensure the distribution of building loads. It is essential to protect them from water infiltration to avoid any damage that would subsequently have repercussions on the building structure. An unprotected foundation allows water to enter the concrete by gravity or capillarity. It is therefore vital to waterproof the outer face of the foundation rather than its inner face to prevent water from making its way into the concrete, then creating high humidity levels in the building as well as mould growth.

FOUNDATION COATING

This non-fibrous coating is a protection applied on foundation walls, footings, retaining walls, wing walls, abutments, and culverts.

BELOW-GRADE DRAINAGE BOARD

This dimpled high-density polyethylene (HDPE) membrane protects foundations. It creates a waterproof vapour barrier and an air space, which allow concrete to breathe while controlling moisture. The dimples placed towards the foundation create an air space that allows vertical draining of water towards the French drain.

SELF-ADHERED WATERPROOFING MEMBRANE

This self-adhesive membrane, composed of SBS elastomeric bitumen and tri-laminated woven polyethylene, is mainly used for foundation waterproofing.

ICF FOUNDATION MEMBRANE

This system, where walls are insulating and in which the concrete is poured, also includes the steel reinforcement necessary to strengthen the concrete walls. The ICF WATERPROOFING MEMBRANE is specially designed for this type of application. This self-adhesive membrane is directly installed on the forms once the concrete is poured, just like in a conventional system.

IMPACTS OF POOR WATERPROOFING

Protective measures are intended to prevent soil moisture from being absorbed by concrete and transferred to the inside of the basement. They must therefore be properly applied to the exterior side of below-grade foundation walls to ensure adequate waterproofing.

DIFFERENT METHODS TO PROTECT AGAINST WATER AND HUMIDITY

HUMIDITY BARRIERS

Dampproofing is the treatment of a surface to make it resistant to the passage of humidity in the absence of hydrostatic pressure. It is considered as a barrier against humidity only. It offers no protection against water accumulation when the drainage at the base of the foundation walls is not functioning properly, and no protection against cracks in the concrete.

Waterproofing is defined by a perfect protection against water infiltration. It consists in treating a surface with a resistant, consistent and durable product to prevent the passage of water under hydrostatic pressure conditions.

PROTECTION AGAINST WATER INFILTRATION

NATIONAL BUILDING CODE REQUIREMENTS

Indeed, the National Building Code (NBC) only requires waterproofing the foundations in the presence of hydrostatic pressure on the foundation. Otherwise, only the minimum is required, namely dampproofing of below-grade foundations (Part 9 of the Code).
